How to write property listing descriptions with AI (that stay accurate)

A simple process for agents to turn property facts into a listing description, headlines and a photo shot list, while staying factual.

Buyers skim listings in seconds. A good description leads with the strongest feature and walks them through the home. AI is quick at this if you give it the facts.

1. Start with facts only

Write a listing description for a [type] in [area]: [beds/baths/size/features]. Open with the strongest feature, walk through room by room, end with location. 180–220 words, factual, no exaggeration.

Describe the property, not the ideal buyer, to stay within fair housing and advertising rules.

2. Headlines

Write 10 listing headlines under 60 characters focused on features.

Test two on your portal if it allows.

3. Shot list

Create a photo and walkthrough video shot list for a [type] with [features], in the order a buyer would experience it.

Matching photos to the description's order makes the listing feel coherent.
